Hi, I’m Jennifer Prestwich with Madison and Company properties here to give you the rundown on what what’s going on in our Adams and Broomfield Counties Denver Metro market for June.
The number of listings sold was 6,029. That’s up from May of 2020, and also up from June of 2019. Stay-at-home orders that affected the spring real estate market had been slowly lifting and buyers are out there. This is the market improvement that we had been waiting for.
The median list price was $450,000. This is down a little over 6,000 from May, but up from a year ago by about $15,000.
Average days on market was 26 days. That’s right on par from what we saw last month. And also from what we were seeing a year ago.
Now, the number of new listings was again up from the prior month, though not as dramatically as last month. And the number of new listings was also up compared to last year by a bit.
Median sale price was $445,000. This number increased by $5,300 compared to May, but is up $16,000 from last year. Again, it’s important to note that the sale to list price ratio is 100%, which means that sellers were listing their house for a price that buyers were willing to pay. And that lenders were willing to fund.
