So what’s happening locally here in the real estate market? Should you buy, should you sell, should you wait, should you stay or should you go now? Well, let’s look at what the data’s telling us.
Hi, I’m Jennifer Prestwich, the Prestwich group and Madison & Co. properties. And I’ve been a residential realtor since 2008. I’ve been involved in hundreds of real estate transactions over the past 13 years.
In Westminster, Colorado, we only have 0.1 months of inventory. This is obnoxiously low. This means that if no more homes came on the market it would take about three days to sell all of the homes they’re currently on the market. I’ve never seen numbers that low in all the time that I’ve been in this industry.
The average days on market is 11 days and the median days on market is only five days. Now, if you’re selling, you may want to leave your home active on the market for at least a week so that you have the opportunity to get the highest quality offer. But this will depend on your price point and your personal objectives when selling. This is something I’m happy to talk through with you so that you’re getting the best scenario for your needs.
The average sale price in Westminster, CO, is $449,363, which means that on average homes are selling for around 3% above list price. In December and January, homes were selling for about 1% above those price. So you can see that the market’s heating up even further.
Now, let’s look at Adams County as a whole. In Adams County, Colorado, we only have 0.2 months of inventory on the market. You average days on market, so that’s how long it takes for a home to go into pending status is 16 days. Every sale price is $431,962 and homes in Athens County sold for 2.6% above listing price.
So what’s the market like in Westminster, Colorado? Well, it’s smoking hot!
